The most commonly asked questions and answers about living in Stratford Knolls

  Trash collection occurs on Monday and Thursday and starting March 1, 2022, is collected by Refuse Removal Results.

  Recycling collection occurs on Monday and is collected by Montgomery County.

Trash is not collected on the following holidays: New Year’s Day, Thanksgiving Day, and Christmas Day. In the event that the collection day falls on one of these holidays, collection will occur on the following day.

Trash cans/recycling bins must be out of view from the street on non-pick-up days. They may be placed outside the evening before pick-up days and must be removed by midnight the same day.

Trash cans must have lids. Bags left outside of trash cans must not contain food to attract birds and rodents. Any trash left behind after pick-up must be cleaned up by the homeowner.

Homeowners disposing of bulk trash, including furniture and appliances, may not leave such items in front of their property for over 48 hours. Any trash, including tree trimmings, may not be left in common areas.

Shopping Center carts are not permitted anywhere in the community; the HOA may incur costs to remove them as well as other items left in common areas.

Wexford HOA provides two community-wide bulk trash pickups per year. Typically, these occur in mid-May and the Saturday before Thanksgiving. On the scheduled pickup date, items must be out by 7AM.

Outside of the scheduled bulk trash collection days, owners must coordinate the removal of bulk trash at their own expense. As a reminder, County residents can take their bulk trash items to the Shady Grove Transfer Station. You may also call the community’s trash company, Potomac Disposal, 301-294-9700, to obtain a price for picking up bulk items.

When homeowners are unable to obscure their trash and recycling containers from street view, the Board recommends the homeowner apply for latticework or a small trash enclosure such as the ones shown below to prevent the containers from being seen from the street. Evergreen bushes are also a viable option! Note, any exterior modification (bushes excluded) must first be approved by the Architectural Review Committee.

Homeowners are required to submit an Exterior Alteration Request Form for approval prior to making ANY exterior property alterations/modifications. “Exterior” refers to any part of the property that is viewable from the street, path or neighbors’ property.

The approval process helps to ensure that alterations/modifications are (a) in harmony with exterior designs, property topography and concept of the community, and (b) not in violation of the Declarations or Guidelines.

Exterior alterations/modifications must be completed within six months of approval. Required permits, inspections and approvals from the County and/or Park and Planning are the homeowners’ responsibilities.

Sheds are prohibited by the Association’s Declaration. Please refer to the Architectural Guidelines for allowances for storage closets (where one side of the closet is the house)

As long as the tree is within your property line, you do not need approval from the HOA to remove a tree.

Commercial vehicles, boats, trailers, recreational vehicles, and the like, are not permitted to be parked on HOA properties except in garages. Please refer to the Governing Documents.

On County streets, heavy commercial vehicles and recreational vehicles are prohibited from parking on residential streets, except temporary parking for loading and unloading. Heavy commercial vehicles are defined as follows: a gross vehicle weight of more than 10,000 pounds; a manufacturer’s rated capacity of more than one ton; more than 21 feet long (including any object loaded onto the vehicle); or are more than eight feet high (including racks, but not antennas). These vehicles are prohibited from parking off-street in residential neighborhoods.

Recreational vehicles include motor homes and trailers, including those used to transport other leisure equipment. One recreational vehicle per household can be parked off-street on available surfaced area in residential neighborhoods.

The county maintains the community streets. Sidewalks must be shoveled by the owner of the property adjacent to the given sidewalk. Where there are no houses, the HOA shovels the sidewalks.

The Wexford HOA Board of Directors meet on the first Tuesday of every month at 7:30PM.

Yes! Please review the Automatic HOA Payment Form  to see how your HOA dues can be paid automatically via Debit, Credit or ACH.

HOA fees are collected to cover the community’s operating expenses and reserve expenditures. Operating expenses include contracts such as landscaping, snow removal, trash removal, and pool management; other costs such as administrative expenses, community enhancements and maintenance (i.e. installing new plantings, storm cleanup, tree maintenance, etc.), taxes, licenses, and insurance are also paid out of the operating fund.

The Reserve fund is used to make major repairs or replace major components. Examples of such projects would be repairing and replacing asphalt walking paths, resurfacing the tennis and basketball courts, and rebuilding the pool gazebos (all which were done in recent years).
